Contract between M/S Sabir Construction and Chaudhry Pervaiz Iqbal
CONSTRUCTION WORKS AGREEMENT

This Construction Agreement (hereinafter referred to as the "Agreement") is entered into on this 20 Sep 2026 by and between:
Sabir Construction (Pvt) Ltd, having its principal registered office at F-5/1, Islamabad & DHA Phase 5, Lahore (hereinafter referred to as the "First Party").
Chaudhry Pervaiz Iqbal, CNIC No. 35201-9876543-1, resident of House 42, Street 8, Phase 6, DHA Lahore, Contact: +92 300 8472199 (hereinafter referred to as the "Second Party").
1. SCOPE OF WORKS & PROPERTY SPECIFICATIONS
The First Party agrees to construct and deliver the works for project 5 Marla Spanish Luxury Villa (Phase 6 DHA) (Ref: PRJ-101) under TURNKEY specifications on the plot described below:
- Plot Area: 5 Marla
- Total Covered Area: 2,050 sq.ft
- Storeys / Configuration: Double Storey
- Site Location: Plot 319, Block C, Phase 6, DHA Lahore, Lahore
2. TOTAL CONTRACT SUM
The total agreed contract price for complete execution of the works according to approved architectural plans is Rs. 11,500,000 (Pakistani Rupees), payable stage-by-stage strictly as per the Milestone Schedule below.
3. STAGE MILESTONE PAYMENT SCHEDULE
Payments shall be released by the Second Party upon physical verification of each milestone stage (assisted by AI Site Visual Inspection):

4. DELAY & LIQUIDATED DAMAGES
If the First Party fails to complete the construction works within the mutually agreed timeline, liquidated damages of Rs. 2,500 / day shall be applicable for every day of delay, except in cases of Force Majeure (war, riots, extreme floods, or government shutdown) or client-requested architectural revisions.
5. DEFECTS LIABILITY & DPC WARRANTY
The Contractor guarantees the structural stability of the RCC framing for a period of 10 Years, and provides a 12-Month Defects Liability Warranty for plumbing, electrical wiring, and seepage prevention post-handover.
6. DISPUTE RESOLUTION & ARBITRATION
Any dispute arising out of or in connection with this contract shall be settled amicably, failing which it shall be referred to arbitration under the provisions of the Pakistan Arbitration Act, 1940 and Pakistan Engineering Council (PEC) standard bylaws.
